Am I required to make my property available to Section 8?
Under certain conditions, yes. Under Virginia law, landlords in Virginia with an owner ship interest in more than four rental units cannot refuse to rent to a tenant solely based on a housing voucher. -
Are you licensed?
Virginia law requires licensure for many of the tasks required of property managers. Renters Warehouse Richmond employees are licensed appropriately according to their role. -
Can I reach you after hours?
Our office is open Monday through Friday - 9am to 5pm. We do have 24/7 coverage for any emergency maintenance issues. -
Can you put the money directly into my account?
Yes. Direct ACH into your account is our preferred method of owner payment. -
Do I get to see the lease or sign it?
We’re happy to provide copies of our lease package and all tenant selection criteria. However, for efficiency and owner liability protection, we conduct the tenant screening and selection process and sign the lease on your behalf. -
Do you sell real estate too?
We do. We have a deep understanding of real estate investing and are happy to assist with sales. -
How and when do I get my checks?
As long as your Tenant pays rent before the 6th of the month, you will have your proceeds before the 15th of the month. Typically, ACH deposits are made around the 12th of the month. -
How is rent collection handled?
Tenants have multiple options for paying rent. Free online ACH payments are most popular. We also accept credit card payments, cashiers checks and money orders. Finally, we offer a PayNearMe ™ system where tenants can pay in cash at CVS, 7-Eleven, Walmart and Walgreens. Our goal is to make payment of rent as easy and hassle free as possible. -
How long of a lease do you sign?
Our minimum lease duration is 12 months, however, we will seek longer term leases if pre-approved by our Owners. -
How much security deposit do you charge the tenant?
Our approval process will require 1x to 2x monthly rent, depending on the qualifications of the applicant. -
How soon can you start managing my property?
We can get started as soon as the property management agreement is signed. If the property is market ready and all documents are received in a timely fashion, we can have everything done within a few days. -
What type of properties do you manage?
We specialize in single-family and small multi-family residential properties. -
What type of reports do I get and how often?
Each of our Owners receives a monthly Owner Package which includes an Owner statement, 12-month cash flow statement and copies of any vendor invoices. Annually, we provide 1099’s for tax purposes as well as annual cash flow statements. -
Who holds the tenant security deposit?
As the collection and maintenance of security deposits are regulated by state law, Renters Warehouse holds all security deposits in our trust accounts.
